
A Mid-Term Inspection typically takes place every 6 months during a tenancy. Ballard Property will check that everything is in order, and the terms of the tenancy agreement are being adhered to. Looking for any potential issues, your property is being treated respectfully by the tenants and to alleviate any concerns with either party.
Ballard Property will organise key collection or a visit time with the Tenant to ensure access to the property. Mid-term tenancy Inspections can be carried out in bulk, visiting multiple properties in one day. During these appointments Ballard Property can install Smoke and Carbon Monoxide Alarms if the current ones are not working for an additional fee.
Ballard Property will look for areas that could be a cause for concern, such as -
Signs of damage
Ballard Property will look for any signs of damage to the property. This can be anything cosmetic or structural, externally or internally.
Signs of subletting
In most Tenancy Agreements, subletting is not allowed. Ballard Property are trained to look out for the subtle signs that there could be more people living in the property outside of the tenancy contract.
The condition of furnishings
If the property is rented with furnishings, Ballard Property will inspect the condition of these to ensure they are not damaged.
Signs of smoking
Understandably Landlords do not want Tenants smoking inside of their property. If there are any physical signs or odours that point to smoking inside the property, this will be documented in the report.
Mould and the early signs
Mould when left untreated can cause problems for the Tenants and future tenancies. Any signs of existing or developing mould will be brought to your attention. Ventilation will be assessed to see if any areas being blocked or switched off.
Issues raised by tenants
If Tenants are present during the Mid-Term Inspection, they will also have the opportunity to bring anything to the Ballard Property representative's attention. Tenant should however raise any issues when first spotted to the Landlord or Lettings Agent rather than wait until a Mid-Term Inspection.
Evidence of animals or pets
If there are any signs of pets and animals in the property, this will be recorded and brought to your attention. Allowing you to take action accordingly depending on the current tenancy agreement.
Signs of illegal activity
Rented properties are not always being used for what they're meant for. Ballard Property will make you aware of anything that signals illegal activity is taking place in the property.
Gardens
Outdoor spaces are assessed including garages. These areas are inspected to see if anything is being hidden or if the gardens are being well cared for.
Does a Mid-Term Inspection have to be carried out every 6 months?
For a HMO they should be inspected monthly, while other properties are generally inspected every 6 months. Some Landlord prefer the first inspection to be carried out after 3 months of a tenancy beginning.
Will Ballard Property make contact with the tenant?
Yes. Ballard Property can arrangement a suitable time slot with the Landlord, agent or with the tenant.
Check the terms and conditions of your Insurance Policy as it may stipulate inspections to be carried out every 3 months. Without evidence of inspections carried out to the providers guidelines any potential claims could be voided.
