
All properties sold or new rental tenancies require a valid Energy Performance Certificate commonly known as an EPC . Ballard Property are qualified to complete domestic Energy Performance Certificates.
An EPC will rate properties on a scale from A to G, A being the highest for those that have the lowest energy bills. Lowest energy bills are found on properties that are well insulated, have efficient heating sources and smart controls. Properties with renewable technology like solar usually score well. Newer properties generally score well as they are built with lower heat losses.
For a private rented property there is a minimum standard of an E-band that needs to be achieved, this is to benefit the tenant with lower energy costs. Some mortgage providers are now offering Green Mortgages where lower rates are given to higher scoring properties.
There are some caveats for properties that are exempt from obtaining a specific band, however these usually require the EPC to be completed before the process of seeking an exemption begins.
How long does an EPC last for?
A domestic EPC is valid for 10 years
Do long does it take complete the assessment?
The collection of data within the property usually takes between 30 to 60 minutes. All walls, windows, floors, roof, heating, hot water, controls, lighting and meters will be assessed. Kitchen appliances are not part of the assessment.
Is the garage part of the assessment?
If the garage is unheated it will not be included within the assessment. Garages will need to entered if a boiler or solar inverter is located within.
What happens if an Assessor can't see insulation?
If an upgrade has taken place which could be a retrospective cavity wall fill and then rendered externally. It is the owner of the property who will need to prove the works have taken place. Word of mouth or planning approval is not sufficient evidence; it will need to be invoices or certificates from suitably trained professionals that works have been completed.
The property should be fully accessible when the assessment takes place, lofts shouldn't be locked for example and boiler can be reached. Walls are assessed from both sides so all doors and gates need to be open. Properties that are being renovated should have all relevant insulation and fittings in place for the assessment.
