Check Out

A Check-Out Report is conducted at the end of the tenancy once the tenant has vacated the property. The Check-Out Report is compared against the original Inventory Report, with any changes carefully recorded. All photographs are embedded within the Report and include meta-tags to capture the date and time.


Ballard Property will, where possible, obtain a forwarding address, record final meter readings, collect the keys, and return them as instructed. We also ensure the property is left secure before departure.


Please note that the differences recorded in a Check-Out Report do not constitute a list of charges to the tenant. These differences may include, for example, cracks to walls or changes to kitchen appliances.

Landlord Tips

 Common issues upon the return of a property include insufficient cleaning, poorly maintained gardens, discarded items, and excessive damage. Nevertheless, most properties are returned in good condition, with minimal or no concerns

Yes. Regardless of who prepared the original Inventory Report, a Check-Out Report can still be completed, as a reference document is required to compare and record any differences.  


No, as long as the keys have been returned to the Letting agent or Landlord and Ballard Property has been informed they will not be present. Should a tenant fail to attend a pre-booked Check-Out appointment without prior notice, a charge may be incurred.
