
A Check Out Report is conducted at the end of the tenancy, upon the Tenant vacating the property. Comparisons are made against the original Inventory, logging any changes. All photos are embedded within the report and utilise meta-tags to capture time and date.
Ballard Property will take a forwarding address, record final meter readings where possible, take the keys and return them to where instructed. And, of course, Ballard Property make sure the property is secure before leaving.
The differences within a Check Out Report are not a list of charges for the Tenant. Those differences may be cracks to the walls, or changes to Kitchen appliances for example.
Can a Check Out Report be completed against an Inventory Report provided by an alternative provider?
Yes regardless of who generated the original Inventory Report a Check Out will need a report to compare differences.
Does the out-going Tenant have to present?
No, this is not an issue if keys have been returned to the Letting Agent and Ballard Property have been notified. Should a Tenant fail to attend a booked Check Out Appointment without prior notice there will be a charge applied to the Tenant.
The main issues when a property is returned are uncleanliness, unmaintained gardens, discarded items and excessive damage. Please note that the vast majority are returned with minimal or no issues.
